Netflix has renewed Selling Sunset for Season 10 — and the Oppenheim Group’s drama is only getting sharper. After Season 9’s October 2025 finale splintered alliances, the cast is already teasing a shake-up over who’s back and who’s out, with the Emma Hernan–Chrishell Stause rift front and center.

Netflix just locked in Selling Sunset for season 10. If you watched season 9, you know why that sentence needs a deep breath after it. The show went out in October 2025 with friendships in shambles, a firing that may or may not have been real, and a reunion that pushed at least one core cast member out the door for good. Now we know who is in, who is out, and who is still circling the Oppenheim parking lot deciding whether to pull in.

Quick refresher: season 9 left scorched earth

Emma Hernan was no longer close with Chrishell Stause or Chelsea Lazkani, thanks to tension around her relationship with then-boyfriend Blake Davis. Chrishell only seemed cool with Chelsea by the end, and even Chelsea was keeping the rest of the office at arm's length. She was specifically butting heads with Mary Bonnet and Bre Tiesi over separate feuds that played out on camera.

The biggest detonation, though, was Nicole Young. After a messy group dinner, Jason and Brett Oppenheim fired her. Most of the cast refused to film with Nicole after that, which obviously makes producing a group reality show... complicated. By the time everyone hit the reunion couch, the divides were deeper, and multiple people were openly questioning whether they should come back at all.

Production update

Season 10 is a go at Netflix, but cameras were held a beat while the show worked out a major return: Christine Quinn. She left after season 5 (back in 2022), teased a comeback in February 2026, and by March 2026 her return for season 10 was set — with filming delayed so negotiations could be finalized.

Who is actually coming back (and who is not)

  • Jason Oppenheim: Expect him back. It is his name on the door.
  • Brett Oppenheim: Also back. Jason needs someone to debate office landscaping with.
  • Christine Quinn: Returning in season 10 after nearly four years off the show; filming paused briefly while her deal got done.
  • Mary Bonnet: Game to return, as long as everyone agrees on the show’s direction. She put it simply on a 2025 red carpet:
    'Absolutely I will come back... as long as everyone is on the same page about where the show is going.'
  • Chrishell Stause: Out. After calling the season 9 reunion brutal in October 2025 and saying she realized she was done, she confirmed her exit a month later. Her reasoning: she does not need the show financially anymore and the environment was not good for her mental health. In March 2026, it was made official she is not returning.
  • Heather Rae El Moussa: In. She said in mid-2025 that if she ever came back to reality real estate TV, it would be to Selling Sunset (not Selling the OC) because of her history with this group. She made a season 9 cameo and is officially returning for season 10 after leaving during season 7 in 2023.
  • Amanza Smith: Likely back, even as she focuses more on interior design than active real estate deals.
  • Emma Hernan: Undecided and leaning no. In November 2025, she said life was peaceful post-reunion and she could not picture filming again at that moment. On a later podcast, she added she felt 'tapped out' after season 8 and only came back to tell her side, but would never say never. She has been spending a lot of time on the East Coast with family ( and Blake), which she is very into.
  • Chelsea Lazkani: Also out. She called herself undecided in late 2025; by March 2026, she was confirmed not returning, same as Chrishell and Nicole.
  • Nicole Young: Out. Season 9 showed her being fired, which she later said was just for the cameras:
    'I still work at the Oppenheim Group. Getting "fired" was just a dramatic story line. I did not know about it until I watched the episode.'
    She told Netflix’s site that Nashville would be her new priority (not a total goodbye to L.A. real estate), but as of March 2026 she is not coming back to the show.
  • Bre Tiesi: Likely returning, but she has not confirmed either way.
  • Alanna Gold: Status unknown. She joined the series one season earlier but was barely in season 9.
  • Sandra Vergara: Wants more runway after joining mid–season 9. She said coming in cold to a group with years of history was a challenge, and after finally watching the show, she gets the grudges but thinks most of it is pretty avoidable. Translation: she would like a real shot to tell her story if she is back.

One more wrinkle on Nicole

Just to underline how chaotic that storyline was: season 9 fired her on camera; she later said she was not actually let go; then most of the cast would not film with her; and now she is not returning anyway. It is the kind of feedback loop that happens when real workplace rules meet reality TV pressure.

Where that leaves season 10

With Christine back, Chrishell and Chelsea out, Nicole out, Heather back in, and Emma on the fence, season 10 is basically hitting the reset button while trying to keep the Oppenheim Group center stage. Expect Jason and Brett, Mary, Amanza, and likely Bre to anchor the office, with Christine reentering as the chaos agent she has always been. If production really did wait to lock Christine before rolling cameras, they know exactly what show they are making.

Chrishell on why she walked

'The reunion was so brutal. In that moment, I realized I will be done here going forward... I do not need the show financially... it is no longer good for my mental health.'

That is a hard line to come back from, and she is not. Season 10 moves on without one of its longtime leads.
